Job Title: Building Caretaker

Role Description

We are seeking a dedicated and responsible Building Caretaker to oversee the daily upkeep and maintenance of our property. You will be the primary point of contact for many residents, ensuring their comfort and safety. The ideal candidate is a proactive problem-solver with strong practical maintenance and interpersonal skills.

Key Responsibilities

Maintenance and Repairs: Perform routine inspections and minor repairs, such as addressing plumbing leaks, fixing minor electrical issues, and performing carpentry tasks.

Cleaning and Sanitation: Maintain the cleanliness of all common areas, including lobbies, hallways, stairwells, and laundry rooms. This includes sweeping, mopping, vacuuming, and managing waste and recycling disposal.

Building Security: Monitor the security of the building, including locking doors and gates at designated times, responding to security alerts, and coordinating with security systems.

Grounds Upkeep: Conduct grounds maintenance tasks, such as clearing snow and ice from walkways during winter and assisting with landscaping during warmer months.

Resident Communication: Respond to resident requests, questions, and complaints in a professional and timely manner.

Vendor Coordination: Liaise with and supervise external contractors for larger repairs or specialized services, ensuring work is completed to a high standard.

Emergency Response: Be available to respond to emergencies, such as power outages or water leaks, and take appropriate action.

Qualifications and Skills

Proven experience in property maintenance, janitorial services, or a similar field.

Basic knowledge of building systems, including plumbing, electrical, and HVAC.

Excellent communication and customer service skills.

Strong problem-solving abilities and a proactive, detail-oriented approach.

Reliability, discretion, and a high level of integrity.

Ability to perform manual labor, including lifting heavy items and using maintenance equipment.
